Massive Development Plans for Strubens Road Threaten Heritage – Urgent call for a community response

Massive New Development Proposed for Strubens Road – 4 Storied-Block of Flats

Calling for an urgent response by the 18th of March!

On the 22nd January notices on the homes of 1, 3, 5 Strubens Road where posted announcing the intention of 1 Life Projects to develop a 4 storied-block of flats.

The notice requested the REMOVAL OF TITLE DEED conditions plus the consolidations of erven plus a Departure to reduce requirements around on-site parking – neighbours had until the 18 February 2019 to give objection, comment or representation.

On the 16th February a Heritage Impact Assessment prepared by Mr Johan Cornelius ([email protected]) on behalf of 1 Life Projects was released, giving the neighborhood a deadline to input on the Assessment by 18th March 2019.

The proposed building is ear-marked in a zone between a proposed Heritage Protection Overlay Zone (Malleson Road) and a designated Heritage Protection Overlay Zone (Strubens Road), and should therefore blend into the heritage and context of the environment – it does not!

It is crucial that we as a neighborhood object to such a building as it completely changes the streetscape and feel of the area, it places incredible strain on municipal infrastructure (electricity, water and sewerage) and it will congest roads even further.

The request to set aside the conditions of the Title Deed seems to ignore exactly their purpose and in doing so places a potentially dangerous precedent for the area.

Please respond to this round of our objections by either delivery a mail to Mr. Johan Cornelius responding to the HIA; or simply by adding your voice to a quick 5 question survey.
