From the CT Concerned Residents Assoc

“We are encouraging all our residents not only to look up their new property values but also to factor in the increase in the fixed charges as this gives the full picture which the city hasn’t highlighted.

As an example sent to residents:

https://resource.capetown.gov.za/documentcentre/Documents/Forms,%20notices,%20tariffs%20and%20lists/Budget_2025-26_Advert_English.pdf

All the current fixed charges are shown here. Look up the charges on your current property value and compare them with the charges on the new value.  Mine will rise from 641,91 per month to 1019,17 per month (+58,7%) just as a result of the new property value. Altogether, the total increase in charges, excluding usage costs, will rise by 37,1%. Over the 13 months since June 2025 to July 2026, the city will have increased their charges (rates + fixed service charges)  to me by 74,5% – how on earth can this be justified???

So do your sums to see what the city will charge you from July assuming no increases in the fixed service charges.

Inflation since the last property valuation has been approx. 18%.”
